#EstadoDeMéxico.- The change of land use is a procedure that authorizes the modification of the land use regulations of a property, thus enabling new uses compatible with the area, and in the State of Mexico it is the Secretariat of Urban Development and Infrastructure (Sedui) that is in charge of issuing it for those municipalities that do not yet have a transfer of functions.
In order to obtain this authorization it is necessary to take into account that the uses to be given to the property in question must be compatible, must not alter the characteristics of the urban structure and its image, and must be within an urban or developable area established in the Municipal Urban Development Plan where the property is located.
Sedui points out that each municipality establishes the types of land use allowed in its territory, the main ones and with particularities are: housing, where housing construction is allowed; productive activities, which include different types of industries; and equipment, referring to productive sectors and branches.
In addition, when the change is made, the rules of use are modified, such as density, use and occupation coefficients, as well as the heights of the planned project.
